Purchased at auction in December 2011, this project commenced on site in January 2013 after a lengthy design and planning process that saw LSH Developments achieve planning permission for the conversion of 6 poorly maintained and badly converted bed-sit flats into 3 luxury student units comprising 23 bedrooms.
This development saw us take the, formerly grand, Victorian villa back to bare brick in addition to demolishing a poor early 20th century extension before rebuilding this part of the building and linking that through to the former coach house to provide a 5 bedroom link detached house as part of the development.
This project was complicated by the fact that the building fell in to a new conservation area after the owners purchased at auction leading to substantial revision to the project requirements specifically relating to the materials used for windows and new roof. LSH Developments managed this process with Liverpool City Council’s conservation team on the owner’s behalf.
The project was completed on time in August 2013 and subsequently achieved an excellent commercial valuation in addition to highly impressive investment yield.
