Former pub gets a new lease of life

The Royal Hotel, located on Smithdown Road in Wavertree, was a Grade II listed former public house that was originally built in the 1850s. Having been closed for 2 years prior to LSH Developments commencing on site, and having been poorly maintained prior to closing the project was taken on with the building in a derelict and, in areas, perilous state.

LSH Developments were involved from project inception and worked hand in hand with the building owners to guide them through the planning and design process before commencing on site in December 2013. Once construction started LSH also managed all conservation and building control requirements with Liverpool City Council and the building was redeveloped as 3 student flats comprising 23 bedrooms with associated communal areas, bathrooms and kitchens.

A major component of the works included fully insulating all external walls and the new roof in addition to replacing the original sash windows with new double glazed units as per conservation requirements to provide a more thermally efficient building and the old yard and toilet block were demolished to make way for a large, three storey extension designed to match the character of the original building.

The finished project was delivered on time in August 2014 and was subsequently valued at just under £1.3m and yields an excellent return for the owners.

Before

The building had been on the market for more than a year, with developers likely put off by the listed status of the building. We saw a chance to inject some high end character back into The Royal.
