Property sourcing

Want to invest in Liverpool but don't have the time or local knowledge to find a property in the right size and location? We can draw on our experience to find you a suitable property.

Building and refurbishment

Leave the headaches of planning and building regulations up to us. Once all plans are settled, we will manage all on-site works to ensure your refurbished property is delivered on time.


We have an excellent working relationship with the city council. We can advise on which licensing your property requires and manage any required applications on your behalf.

Furnishing and fit out

You can take advantage of our experience and close supplier relationships to get a fit out and finish for your property which is both high end and durable, but at a discounted cost.

Utility management

We can set up, manage and run all associated utilities for the property. This reduces admin for you and also gives you access to the bulk discounted rates that we have negotiated.

Access to professional partners

For those who are looking to expand their property portfolios, we can connect you with our specialist legal and mortgage brokering partners.

Lettings and management

Want ROI without the rigmarole? Our sister company Luxury Student Homes offers a full letting and management service to get your finished property tenanted and taken care of. We work exclusively in Liverpool and are renowned locally for the standard and service that we deliver.

Our reputation for delivering excellence allows us to let properties off-plan for the next academic year, meaning that your property could be let before the first workman is on site.

We also have a dedicated lettings team who liaise with any potential, current and former tenants.

We advertise your property, conduct viewings, vet applicant tenants, manage contract signings, and collect rent. In addition to this, we'll manage utilities and upkeep of the property such as cleaning and maintenance.

Many of our landlords live remotely and hear from us just a few times a year.

Our fees

Property management
Luxury Student Homes charges a 15% management fee for each property based on gross rental income. We also charge a flat fee of £300 to manage HMO licence applications. A charge of £100 applies to any property that requires management of the Selective Licence process. A monthly fee of £25 is charged to conduct monthly safety checks which are required by Liverpool City Council. All fees are exclusive of VAT.

Property sourcing
When we are sourcing a property on your behalf, we charge a 1.5% finder’s fee based on the purchase price of the property.

Property development
We work on a cost plus basis and charge a 10% project management fee to cover refurbishment and renovation works. This figure is based on the total cost of all refurbishment and furnishing works.
